First Choice Appraisal Services, Inc.: On The Cutting Edge of Appraisal Technology
Here at First Choice Appraisal Services, Inc., we always try to be on the forefront of appraisal technology. We use the best and newest technology at our disposal to bring you high quality, accurate appraisals.
If you asked any number of appraisers, most would agree that appraising is more complicated than it used to be. Cutting corners on analysis isn't an option for an ethical appraiser. Therefore, we've simply optimized our routine processes to do more in less time. Our continuous efforts to be the best have convinced us that keeping up with new technology allows us to bring you more credible reports in less time and of course, the very best in customer service.
Years ago, most of our orders were delivered via fax and were confirmed with phone calls once we got back into the office. Often, in this scenario, it might of taken far too long to hear back to see if the order could be taken. Things are quite a bit different now and when an order is placed on the site, we receive an e-mail on our phones. We often log into this site from the field and send back an e-mail confirmation – including the time and date for the inspection if we've been able to talk to the occupant.
Ordering and Tracking
At First Choice Appraisal Services, Inc. we understand it's all about "cycle time". We use our resources to reduce waiting between communications since the speed at which we get things done directly effects your bottom-line. This website definitely reduces cycle time for us and our clients by enhancing our communications.
Data Gathering Tools
Gathering the data for an appraisal is an intensive process. We spend a great deal of time gathering the facts on the subject property and the local market data and trends. Once again, technology has stepped in to help First Choice Appraisal Services, Inc..
We've learned that taking notes the standard way, using pencil and paper, generally takes longer since we we have to enter everything back in at the office. Don't be surprised to see us with a tablet PC or collecting data using an application written for our phones that even lets us sketch a floorplan right on the spot. And instead of using an old tape measure, a larger percentage appraisers are beginning to use accurate laser measuring devices that also help measure hard to access areas.
Using this technology allows us to ensure that your report is on the money, requiring fewer call-backs and revisions. A real money saver for busy appraisal clients.
Modern appraisal report delivery ensures our clients have a number of ways to get their report
At a very minimum, you can expect us to deliver your final report electronically as a PDF. Generally our clients are most familiar with receiving PDFs attached to their e-mail. It's much more efficient than the old days before e-mail. But, we've even been able to improve on e-mail with how you receive your report with this website.
Everyone knows how frustrating it is to lose a file. Or have you ever had problems sending or receiving an e-mail because it was too big? We've come up with a solution for those problems, too. Whenever we send an appraisal, the client gets a link sent to their email to retrieve the PDF. So, at that point, it doesn't matter if all the extra photos and maps in the report result in a large file that would normally be blocked by e-mail. And the best thing is that the file will be hosted on this site for 90 days. So if you lose the file, you can log back in here and retrieve it again - saving you time, since we won't even need to run back to the computer.
Digital Workfile Technology
It would be great if appraisers could complete a report, deliver it and never worry about revisiting that document again. But one of the purposes of an appraisal is as a legal document outlining the condition of a property on a specific date. Therefore, appraisers must keep their reports for 5 years in case any disputes or other matters arise regarding the property.
To sum it all up, First Choice Appraisal Services, Inc. uses all the technology at our disposal technology to improve service. By storing every aspect of the appraisal - notes, sketches, supporting documentation and calculations - along with the appraisal electronically, we can pull up the entire file whenever it's needed and recall precisely what that report was about.
These are just a few examples of how we use technology daily. Using the right software, services, gadgets and gizmos allows the appraiser to save time without cutting corners and deliver a better product to you, our client.
